Student Housing Goes Core: Why PBSA Became an Institutional Favourite

Not long ago, student housing was an alternative asset that generalist investors approached with caution. Today it is priced like something much closer to core. In Spain, Savills reports that prime yields for purpose-built student accommodation have settled at around 4.5%, and attributes the compression to investors increasingly seeing PBSA as core-like, with resilient demand and better visibility of long-term income.

This piece looks at why that happened, and what it now asks of the operators who run the beds.

The supply gap is structural

The foundation is an undersupply that will not close quickly. CBRE estimates the UK's provision rate, beds per full-time student, at about 35%, against below 15% for Continental Europe. It expects PBSA stock across Europe to grow only around 2.2% a year, below the forecast growth in international students. CBRE says that undersupply will keep underpinning high occupancy and sustained rental growth in core markets such as Germany, France and Spain.

The local numbers are stark. Madrid has eight PBSA beds per 100 students, against a European average of 13. I look at the gap market by market in the student housing gap.

Income visibility is what core capital pays for

Core investors want income they can forecast. PBSA delivers that better than its old reputation suggested. Demand renews every academic year, contracts run for most of the year, and in many markets universities reserve beds through nomination agreements. Cushman & Wakefield's 2026 survey shows PBSA alongside build-to-rent at the top of investor interest in the living sector, and expected to be among the best-performing segments this year.

The capital has followed

Spain is now the second-largest PBSA investment market in Europe after the UK. Investment there exceeded €1.8 billion in 2025, boosted by CPPIB's acquisition of Livensa Living's Spanish assets for more than €900 million, and doubled year on year to almost €660 million in the first half of 2026. Greystar doubled its Spanish PBSA beds through an acquisition in March 2026, and joint ventures like Colonial and Vita Group's are building new platforms.

What core capital expects from operators

A lower yield means less room for operational mistakes. The investors paying core-like prices expect:

  1. A flawless intake: the September move-in, when nearly every bed turns over, run without collection or onboarding failures.
  2. Bed-level data: occupancy, collections and arrears by bed and by building, available on demand.
  3. Compliance: verified residents and guarantors, and screening of corporate payers, in a sector with large inbound flows from a largely international population.
  4. University relationships: nomination agreements and partnerships that lock in demand.
  5. Sustainability: energy data and certifications that support the asset's valuation.
