KYB Is Live: Business Verification for European Real Estate

UrbanPayX launches KYB (Know Your Business) verification for European real estate. Verify corporate tenants, investors, and counterparties — entity validation, UBO identification, and AML screening through APIs and dashboard.

Starting today, UrbanPayX customers can verify corporate entities — not just individuals — directly through the platform. KYB (Know Your Business) verification is available through both our APIs and dashboard, adding entity validation, UBO identification, corporate document verification, and AML screening for businesses to the existing KYC capabilities for individuals.

This matters because real estate does not operate in a world of individuals alone. Corporate tenants, holding company buyers, SPV investors, and fund structures are the norm in European property transactions. Until now, verifying these entities meant manual processes — collecting company registration documents, searching registries in multiple jurisdictions, and relying on incomplete information about who actually owns and controls the business.

What KYB adds to UrbanPayX

  • Entity verification. Validate businesses against official commercial registers in 100+ jurisdictions. Confirm legal name, registration status, registered address, incorporation date, and legal form — automatically, in real time.
  • UBO identification. Map ownership structures to identify every Ultimate Beneficial Owner. Multi-layer corporate chains are traced automatically — if Person X owns Company A which owns Company B, the system identifies Person X as the UBO of Company B. The 25% EU ownership threshold is applied automatically.
  • Corporate document verification. Verify articles of incorporation, shareholder registers, certificates of good standing, and board resolutions. AI-powered authenticity checks detect expired, forged, or inconsistent documents.
  • AML and sanctions screening. Every entity and every identified UBO is screened against EU sanctions, OFAC, UN designations, PEP databases, and adverse media. Screening is not one-time — ongoing monitoring flags changes after initial verification.

Why we built this now

Three things converged:

First, our customers asked for it. Property management companies told us that 20-40% of their tenants are corporate — companies renting for employees, subsidiaries, co-living operators. Crowdfunding platforms told us that corporate investors (SPVs, family offices, funds) are their fastest-growing segment. They needed business verification in the same platform as their KYC and payments.

Second, the regulatory environment demanded it. The EU's Anti-Money Laundering Regulation (AMLR), applicable from July 2027, creates a single EU-wide rulebook requiring obliged entities to identify and verify beneficial owners of all corporate clients. Real estate remains one of the highest-risk sectors. Companies that cannot demonstrate adequate KYB verification face penalties ranging from €60,000 to €10 million in Spain alone.

Third, KYB is where AML risk actually concentrates. Individual identity fraud is relatively straightforward to detect — biometric matching, liveness detection, and document verification catch most attempts. Corporate structures are harder. A multi-layered holding chain with offshore entities and nominee shareholders can hide sanctioned individuals, politically exposed persons, or illicit fund flows. Without KYB, that risk is invisible.

How it works in practice

KYB integrates into the same workflow as KYC. When you onboard a corporate entity:

  • 1.The entity provides registration details (name, number, jurisdiction)
  • 2.UrbanPayX validates the entity against official registers
  • 3.The ownership structure is mapped and UBOs identified
  • 4.Corporate documents are verified
  • 5.All entities and UBOs are screened against AML databases
  • 6.The entity receives an approved, conditional, or declined status
  • 7.Approved entities can transact; verification gates payment capability

For existing customers already using KYC, KYB is additive — it sits alongside individual verification in the same dashboard. You see both individual and corporate verification statuses in one place, linked to payments, e-signatures, and escrow accounts.

What this means for the platform

With KYB, UrbanPayX now covers the full identity verification spectrum for European real estate: individual verification (KYC) and business verification (KYB), connected to Open Banking payments, e-signatures, escrow, and mass disbursements.

No other platform offers this combination for real estate. Payment processors offer payments. Identity verification providers offer KYC. Compliance tools offer screening. UrbanPayX connects all of them — and now extends that to corporate entities.
